I am the Chair of a Freehold Company which owns a large estate of 150 high end flats comprising 8 blocks. In 2017, we engaged Emmerson Barnett Ltd. (EB) to work with the Board and our lessees to specify the requirements for an internal refurbishment of our common parts. Following this EB obtained competitive tenders and then managed the project to its successful completion. Throughout the process EB provided a professional and thorough oversite of all the matters involving a project of £1.4 million. I have worked with Emmerson Barnett for over 10 years and have always been impressed by the attention to detail, efficiency and speed of response. EB have just completed a schedule of dilapidations as well as the associated works for a unit that we own in Barking – the results are very impressive with limited input from the landlord. 95% of the costs of the works have been recovered from the outgoing tenant with the outstanding 5% being improvements we have made. EB have acted with similar diligence in their work as principal designer and they are good enough to carry out a schedule of condition on our own office!!
